Seaport San Diego Redevelopment

In mid 2016, Allegis Development was retained by Protea Waterfront Development, LLC to serve as the Owner’s Representative and Design Manager for the $1.5 billion redevelopment of Seaport San Diego consisting of the development and construction of a mixed-use master plan development on 70-acres of Port property (land and water) at the Central Embarcadero. Which includes, without limitation, retail, restaurants, hotels, incidental offices to support water-dependent or water-related uses, attractions (i.e. an aquarium, and observation tower), an educational component, parking, water oriented facilities (recreational and commercial fishing), multi-purpose open space and public realm uses.

After submitting a Port solicited Request for Proposals (“RFP”) on May 2, 2016, Protea was selected by the Port to enter into exclusive negotiations to secure the development rights to the project on November 8, 2016. Seaport San Diego, as detailed within the RFP, consists of the following major components:

  • 389,000 square feet – Retail shops and restaurants
  • 9,000 square feet – Signature observation spire
  • 19,000 square feet – Marine related office
  • 406,000 square feet – Full service hotel
  • 117,000 square feet – Micro Hotel
  • 122,000 square feet – Hostel
  • 20,000 square feet- Event center
  • 65,000 square feet – Learning center
  • 178,000 square feet – Aquarium
  • 2,400 spaces – Parking
  • 164 Slips – Marina
  • Misc. – Public amenities

Services: Allegis served as the Owner’s Representative and Design Manager for the project during the Request for Proposal (RFP) process and through the due diligence period.
